If you are buying for the first time we understand that the whole process can often become very confusing and it is best to know what is required of you and what you should expect from the start. If you keep a copy of this guide you can refer back to it at any stage of your purchase.

Firstly, here is a simple breakdown of everything that is involved
Preliminary Information. As your solicitors we will gather as much information as we can from you and your estate agent. This information will include the price, how you are financing the transaction, are fixtures and fittings included or whether you have agreed any other special terms with the seller.

The Contract Package. We will then get a pack of documents from the solicitor acting for the seller containing a draft of the Contract and a copy of the title and some standard information regarding the property. That way, you can let us know if there is anything that you are unhappy with.
Searches & Enquiries. We will undertake all the appropriate searches. This includes the council and other relevant authorities. This traaditionally takes a week or two however we do have systems in place that allow us to expedite these searches.
Mortgage. While all that has been going on, you will have applied for a mortgage. It can take a few weeks for a lender to come back with a formal mortgage offer. There will often be conditions which need to deal with before the exchange of Contracts.
Insurance. You will almost certainly need some form of life insurance. This is to protect your obligation to the mortgage. You will also need a buildings insurance cover. These policies will take a week or two to arrange. We will need written confirmation that they have been accepted before we can exchange Contracts.
Survey. The mortgage lender will carry out its own valuation. It is also a good idea to have a more detailed survey done for your own benefit.
The Contract Report. We will send you a contract report. That will tell you the results of all the searches, the terms of your mortgage, documents you need to sign and any other relevant information. You can look through this at your own pace and keep a copy for your reference.
Signing. Once you are happy you can sign the contract and any other documents.
Exchange of Contracts. Once everyone in the chain is ready they will agree a completion date and exchange of contracts. It is only at this point that you are legally bound to buy the property.
Before completion. We will then ensure everything is ready for completion. This includes doing last minute searches, checking the monies are in place and chasing anything that has not yet been signed.
Completion. On the completion date we organise the transfer of money, then you can collect your keys and move in!
